REAL ESTATE EXPERIENCE
Mr. Sanders is a Senior Managing Director of Third Rock Properties, a property management company. He has been
involved with managing apartment complexes since 2016. Coming full circle from leasing apartments in college, to now
owning and managing apartment complexes. He also owns ANCRE Group, a real estate brokerage, valuation, and
consulting firm. In the real estate profession for over 20 years, Mr. Sanders has a wide variety of real estate experience.
Wes started investing in real estate a month after his 19th birthday. Using the guidance of a very helpful broker and a
FHA loan, he was able to buy a duplex with no co-signer. After renovating and turning a 32% profit, Wes knew real
estate would be his career. He began real estate sales a couple years later, specializing in selling duplexes, condos, as
well as leasing student housing properties and apartments
In 2015, among other accomplishments, Wes and his partners successfully completed the syndication, acquisition, and
renovation of an apartment complex. Over the next 18 months, the property was strategically transformed. With an
increase in EGI of almost 30%, expense reduction of 16%, the value increase exceeded expectations. Wes was also
instrumental in the 2016 acquisition and renovation of an apartment complex in Dallas. This property required significant
mechanical and aesthetic interior and exterior upgrades, which resulted in a value increase of approximately 40% over
costs in one year and was put under contract after 18 months at 75% over acquisition and renovation costs, selling in
early 2018. Wes led the renovation and management team, and consistently maintained a 95%+ occupancy after the
initial renovations were completed.
He has testified as a qualified commercial real estate expert in Circuit Court. Valuation Trends speaker at the 2014
Annual Conference for the Aggie Real Estate Network in Dallas, TX. He has also led a seminar on brewery valuation
multiple times for the Appraisal Institute. National appraisal and market studies have included properties in over 15
states in the Midwest, Southeast, Northeast, and Puerto Rico.

Previously licensed in multiple other states. Licensed Real Estate Broker in Texas. Member of the National Association
of Realtors, Florida Gulf Coast Association of Realtors, North Texas Commercial Association of Realtors, and a
Designated Member of the CCIM Institute.
