| Availability | An apartment becomes available to pre-lease when the current resident submits a written notice to vacate or the property submits a notice of non-renewal. | |||||||||||||||||||
| Age Requirements | Lease Holders must be at least 18 year of age. All Lease Holders and Occupants age 18 years or older are required to submit an application for approval. | |||||||||||||||||||
| Credit and Income | Your application will be evaluated against a Credit Adjusted Rent to Income (CARI). CARI is a rent to income rule that rewards applicants with better than average credit while requiring more income of applicants with poorer credit. The combined income of all applicants will be based on 2.5-times the rent to qualify. Income must be verifiable.If income is a student loan with verification, we require last month’s rent and deposit. With an eviction or bankruptcy judgement’s in the past two years, or no Rental history verification, Applicant will require a qualified guarantor and last month’s rent plus floor plan deposit.
* All leases are prorated first month, but the first full month’s rent is due by move in and the second month is then prorated. |
|||||||||||||||||||
| Additional Deposit | If prospective Lease Holder(s) does/do not satisfy the credit criteria (but not to the point of disqualification), the prospective Lease Holder(s) may require an additional deposit. Deposits are refundable in accordance with the application provisions. | |||||||||||||||||||
| First Month’s Rent | The First full month of rent will be due two weeks before move-in. If move-in is less than two weeks away at lease signing, the rent is immediately due and the Pay Near Me option must be used. | |||||||||||||||||||
| Rental History | Twelve month’s verifiable rental/mortgage history in good standing will be required. Addresses indicated on the credit report(s) must match exactly residences listed on the rental application. There may be no evictions or bankruptcies from the past two years. Alternatively, Applicant will require a qualified guarantor and last month’s rent plus the floor plan deposit.Rental or ownership history must be verifiable with or without a qualified guarantor. Without rental history, if the Applicant exceeds a 600 credit score, and the combined income of all applicants exceeds 2.5-times the rent, the deposit would be the last month’s rent plus the floor plan deposit, and they would not qualify for any reduced deposit specials. | |||||||||||||||||||
| Criminal | Criminal history will be considered for all adult applicants and proposed adult occupants. An application may be denied if an applicant or proposed adult occupant has been convicted of, or received deferred adjudication for, criminal conduct that presents a legitimate concern for the safety of residents, staff, the property, or the peaceful enjoyment of the community.
An application may be denied for any felony conviction or felony deferred adjudication within the past seven (7) years. An application may also be denied for any felony conviction or felony deferred adjudication within the past ten (10) years involving violence, threats of violence, assault, battery, robbery, burglary, weapons, arson, property damage, theft, fraud, drug manufacturing or distribution, or other conduct involving risk to persons or property. An application may be denied for any misdemeanor conviction or misdemeanor deferred adjudication within the past two (2) years involving violence, threats of violence, assault, battery, weapons, property damage, theft, fraud, drug manufacturing or distribution, or other conduct involving risk to persons or property. An application may be denied for any sex offense requiring registration under applicable law, regardless of the date of conviction or deferred adjudication. Management may consider the nature and severity of the offense, the date of the offense, the date of conviction or deferred adjudication, completion of sentence or supervision, evidence of rehabilitation, and whether the offense is reasonably related to resident safety, property protection, or community operations. This policy will be applied consistently to all applicants and occupants in accordance with applicable federal, state, and local fair housing laws. |
